Pasadena sits at the center of a ring of very different cities: South Pasadena, Alhambra, Arcadia, San Marino, and Glendale each pull buyers with their own price, commute, school, and lifestyle profile. In one afternoon of touring you can see a sub-$1 million entry market and a $2.9 million estate enclave an exit ramp apart. This guide compares the six cities on the four things buyers weigh most: price, commute, schools, and the way the city actually feels to live in.
The short answer
If entry price matters most, Alhambra wins on affordability. If you want a walkable, small-town family feel with strong schools, South Pasadena is hard to beat, for a premium. If you want urban amenities, rail, and a broad housing mix, that is Pasadena's strength. Arcadia and San Marino are the affluent east-side choice with top-tier schools and a bigger price tag, and Glendale offers the most direct freeway access to downtown Los Angeles along with big-city retail. There is no single winner, only the city that fits your budget and your life.
Price: where your money goes furthest
Approximate median home prices, a planning snapshot
| City | Approx. median price (2025-26 sales) | Entry takeaway |
|---|---|---|
| Alhambra | About $825,000 to $930,000 | Most affordable entry of the six |
| Pasadena | About $1.15 million to $1.3 million | Broad mix of condos, townhomes, and homes |
| Glendale | About $1.2 million to $1.3 million | Large inventory, close to LA freeways |
| Arcadia | About $1.5 million to $1.6 million | Affluent east side with strong schools |
| South Pasadena | About $1.9 million | Small-town feel at a premium |
| San Marino | About $2.9 million | Estate homes, among the priciest in LA County |
Median prices are estimates from 2025-26 market reports and vary by source and by property type. They move month to month; current figures should be verified with an agent before you plan around them.
Commute to Los Angeles
Glendale is closest to downtown Los Angeles by car, roughly 20 to 25 minutes via the 2 and 5 freeways, with no direct rail. Pasadena and South Pasadena both sit on the Metro A Line (Gold Line), which reaches downtown in about 25 to 35 minutes, plus rush-hour driving that runs longer. Alhambra is a roughly 30 to 40 minute drive via the 10 and 710 with no rail. Arcadia sits farthest east, beyond Pasadena, with longer drives and rail service that takes longer still. San Marino is car-dependent and quiet, with a short average commute for those who work locally. If you commute daily, rail access and the rush-hour drive should be tested, not guessed.
Schools
This is where the cities split hardest. San Marino Unified, South Pasadena Unified, and Arcadia Unified are consistently ranked among the top districts in California and in Los Angeles County, and their home prices reflect it. Pasadena Unified covers most of Pasadena and is generally ranked below those elite districts, with strength concentrated in specific schools and programs. Alhambra and Glendale sit in the mid-tier relative to the San Gabriel Valley's top districts. School assignment is by address everywhere, and rankings change year to year, so verify the exact property and current ratings before you buy on a school decision. The guide to Pasadena schools covers the district's structure in detail.
Lifestyle and community
- Pasadena: the largest market of the six, with Old Town, historic Craftsman architecture, the Rose Bowl, museums, and a broad housing mix
- South Pasadena: a small, walkable, family-focused city with historic single-family homes and a village center
- Alhambra: diverse, older housing stock, a celebrated food scene, and the lowest entry price
- Arcadia: an affluent, predominantly Asian-American city anchored by Santa Anita Park and the Westfield Santa Anita mall
- San Marino: tiny, exclusive, estate-style housing with no commercial core, very quiet and private
- Glendale: a large, diverse city with a big Armenian community, the Americana at Brand and Glendale Galleria, and the best freeway access
Which city fits your budget and your life?
Start with price, then rank commute, schools, and lifestyle for your actual week. If a condo or small home entry matters, look at Pasadena's South Lake and Old Town, Alhambra's condos, and Glendale's starter inventory. If schools drive the decision, South Pasadena, Arcadia, and San Marino lead on district rankings, at a price. If the commute is the whole game, Glendale and the rail-connected parts of Pasadena and South Pasadena deserve the first tours. Walk each city on a weekend and at rush hour before you decide.
