The math
Standard amortization, no mystery.
Each payment here is the standard fully-amortizing payment: the balance spread across the remaining months at the annual rate divided by 12. At a lower rate, more of your payment goes to principal and less to interest, so the payment drops and the total interest paid over the term shrinks. That difference, month by month and over the whole term, is the saving this checker estimates.
- Monthly saving: current payment minus the new-rate payment
- Total saving: the monthly difference times the remaining months
- Interest saved: total interest at your rate minus total interest at the new rate
- Same remaining term on both sides, so the comparison stays fair
Before you refinance
A lower rate is a start, not the whole story.
Refinancing costs money: origination fees, appraisal, title, and related closing costs, commonly in the rough range of 2 to 5 percent of the loan amount. Your true saving is the monthly difference shown here, minus those costs, spread over how long you plan to keep the home. If you plan to sell soon, a small monthly saving may never pay back the costs of the new loan.
